Tariff

Bed and Breakfast (Price includes daily housekeeping and fresh linen when required).

Our Tariff is as follows:

  • Bed and breakfast is from £35 per person (Winter season)
  • Single occupancy is from £40 per night (Seasonal)
  • Packed lunch: £6
  • Laundry(wash): £5 per load
  • Pets: £5 per pet per night

Terms & conditions

We will require a deposit equal to the first night's tariff upon booking. All outstanding balances to be paid upon arrival, by cash cheque or most major credit/debit cards.

May we remind you that a booking is a legally binding contract, so if for any reason you have to cancel or shorten your booking, you may be liable to pay in full. No refund of monies paid will be made, (unless we are able to relet).
 At least 24 hours notice is required to cancel a booking. If the booking is for 1 night only and less than 24 hours notice is given then the full rate would be payable. For 2 or more nights then the first nights payment would be required if less than 24 hours notice is given.

Once you have requested accommodation, confirmation by email or phone, together with a deposit will confirm the booking. Payment can be made by cash, debit/credit card or BACS payment. (Credit cards incur a 2% additional charge).

Accidents can happen. Please report any breakages as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.Your room will be ready for you to occupy from 4p.m. It would be appreciated if you can give us an expected time of arrival.

Rooms must be vacated by 10.00 a.m. on the day of departure.

Smokers please note that Primrose cottage is completely non-smoking. This includes. smoking through open windows or doors and smokers are asked to smoke well away from the house. Anyone found to have smoked inside the rooms will be charged £50 for the complete cleaning of all soft furnishings. Please do not dispose of cigarettes in the grounds and remove any stubs responsibly.

Access Statement

Introduction

Primrose Cottage is located just of junction 38 on the M6. We aim to cater for the needs of all our guests wherever possible. Our 3 en-suite bedrooms, self contained flat and dining room are spread over 2 floors. We are not able to install a lift, but if you ask us on booking we will try to make sure that you are allocated a room on the ground floor. The dining room is on the 1nd floor but for guests unable to climb stairs breakfast can be served in your room. Please let us know if you have any special requirements. Special requirements include allergies - non feather beds etc.

Pre-Arrival

  • We may be contacted by telephone, e-mail or fax
  • The nearest train station are located at Kirkby Stephen (12 miles) Kendal(10 miles) and Penrith (16 miles)
  • Tebay is on the main bus route between Kendal and Penrith. The bus stop is a short 5 minute walk away.
  • Taxis are also available at the train station, or we can book one for you prior to your arrival.

Arrival & Car Parking Facilities

  • We do have private parking for up to 8 cars at the front of Primrose Cottage.
  • There are no steps through to the entrance of Primrose Cottage from the car park. The back door is open during the day and locked from about 10.30 pm, after this time access is through the front door only.
  • There is enough parking for all our guests, but the car park does get busy from time to time so if you are unsure of where to park your car, please do ask, we will direct you.

Main Entrance & Reception

  • The main entrance to Primrose Cottage is approached by a level path, which leads to the hall and reception, the stairs to the upper floor leads to the dining room and room 3. The front door is locked during the day you will be given a key, please always lock the door after you.
  • In reception, there is a bell to call for attention if there is nobody immediately available. Help will be given with luggage wherever necessary.
  • Pen and paper are available for anyone requiring them. During check-in we will explain car parking, breakfast times, and procedures etc. Please complete the registration form in your room.
  • A room key is provided for each room, extra keys are available upon request.
  • Information for the places of interest and what to do in the area can be found in reception.
  • Information for walks, maps & books are available in the house folder in your room.

Public Areas - WC

  • All our rooms are en-suite, or private bathroom.

Public Areas - General (Internal)

  • Sorry there is no lounge available but all rooms have seating and TV’s
  • All of the property is carpeted.
  • There are smoke detectors in every bedroom and each stairwell/landing.
  • There are Fire Extinguishers on each landing and close to the front door.

Dining Room

The dining room is located at first floor level with twelve stairs leading up and a banister rail on the left hand side going up. At the top of the stairs a door leads through the Lounge into the open plan dining kitchen. There is a small step up to the dining area.

  • We have seating for 8. All the tables and chairs are moveable, they are all stable with four legs each, none have a central column.
  • We are happy to cater for special diets, please let us know your requirements on booking preferably, or remind us when you check in.

Bedrooms

All bedrooms have the following:

  • Carpeted floors
  • Feather duvets & pillows, which may be changed on request for non-feather or for blankets
  • Colour television on the wall
  • Clock radio alarm and hair dryer
  • Tea/ coffee facilities on a shelf on the wall, with cordless kettle
  • Seating per person
  • Radiators with thermostatic valve
  • All bedrooms have an Information Folder giving ideas of places to visit and things to do in our area
  • Smoke detectors Bathroom

Shower-room & WC [Ensuite or Shared]

  • All bedrooms are en-suite or private bathroom.
  • Some, have tiled, heated floors or carpet
  • Some have baths some have walk-in showers

Additional Information

  • We are actively encouraging 'Green Tourism' and ask that you leave your rubbish in the room, we will recycle.

The ground floor bedrooms are as follows:

Bedroom 1. Access to this room is from the hall. One 7” step leads to the bedroom and separate bathroom. No steps inside the bedroom or bathroom. The TV is on a stand without visible wires and plugs. All areas are carpeted for safety and warmth.

Bedroom 2. This twin bedroom is accessed from the hall. There are two steps. One is 7” and the second is 9” leading to the bedroom. Inside the room there is a 6” step leading to the en-suite, wardrobe and coffee making facility. The bedroom has a flat screen wall mounted TV without visible wires and plugs, giving more space and safety. All areas are carpeted for safety and warmth except for the bathroom.

All the bedrooms and the flat have blinds for easy closing and privacy.

There is a back door from the main house and flat to access the terraced area from the house. No steps.

There is a motorway service area a few hundred yards away across a small roundabout with dropped curb edges so can be accessed by foot or wheelchair. The Service area has an off licence, small bar, restaurant, shop with several freezers, and deli. Take-away meals can also be purchased.

The local pub is a short 5 minute walk away in the opposite direction towards the village, and serves lunch, dinner and takeaway meals which are plated up and foil topped. (plates etc can be returned later or handed in to proprietor to return).A wheelchair can travel to the pub using a tarmac path from Primrose Court direct (no roads to cross).

Primrose Cottage is positioned just off the M6 Jcn 38. It is close to the M6 but not noisily so and it is approximately 30 minutes from Lake Windermere, 30 mins, from Lake Ullswater, 30mins from the Yorkshire Dales and 30 minutes from the seaside town of Morecambe. For shopping Kendal is 10 miles. Penrith is 16 miles and Lancaster is 30 miles.

To find us from the M6 exit at Junction 38 turn right at the small roundabout and we are the first property on the right.
