Access Statement for Primrose Cottage Bed and Breakfast Orton Road, Tebay Cumbria CA10 3TL
Primrose Cottage is a two storey building with two ground floor bedrooms and one bedroom at first floor level with private bathroom.
The ground floor bedrooms are one double and one twin bedded ensuite with a walk in shower.
The dining room is located at first floor level with twelve stairs leading up and a banister rail on the left hand side going up. At the top of the stairs a door leads through the Lounge into the open plan dining kitchen. There is a small step up to the dining area.
There are lovely gardens to the front side and rear of the property with several seating areas with tables on the lawn and also on the terrace to the rear of Primrose Cottage.
There is a back door to access the terraced area from the house. Wide steps lead down to the main gardens at the back of the property but it can also be accessed by a level wide tarmac road which can be gated if required.
To the front of the main house there is parking for 5 cars in marked bays and also space for another couple of cars keeping them off the road at all times. The car parking is approximately 3 yards from the front door.

The above bungalows were purpose built for the disabled traveller and opened in 2007-They are two semi detached stone bungalows , built with totally level access and no steps, There is parking for several cars adjacent to the properties and plenty of space for loading and unloading vehicles.#
The main door is a metre wide and all internal doors are the same.The entrance hall is wide and has the two bedrooms leading off it and also the door to the Lounge/ Dining/ Kitchen area.One bedroom is a four poster double with its own bathroom suitable for the carer or less disabled guest and has a double ended Jacuzzi bath, shower, washbasin and loo.The other bedroom is a twin bedded with an electrically operated bed to allow the accessibility needed by some guests.
Both bedrooms have a flat screen wall mounted tv, without visible wires and plugs, giving more space and safety to permit the wheelchair user to move around the rooms with ease. All areas are carpeted for safety and warmth except for the walk in .wheel in wet room which has the altro flooring as used in hospitals for safety as it is non slip especially when wet.
The wheel in bathroom has an adjustable shower with a drop down seat, hand rails and two washbasins and loo with drop down hand rail.There are several hand rails around the wash basin and lots of space for assistance with showering etc.
The Lounge/Dining/Kitchen is an airy light through open plan room with one large leather sofa (which opens up and can be used as a double bed) two high backed lumbar support chairs with wings for easy transfer from wheelchairs, a dining table and four dining chairs. The kitchen has a range of cupboards( the contents of which can be transferred easily to low level cupboards) dishwasher, washing machine, fridge, freezer and microwave.The kettle is flex free for safety and all drawers are magnetic for easy closure.AII kitchen equipment has been carefully selected and there is everything one would find in their kitchens at home.
A double door opens from the Lounge onto to a decked patio with a metal table and chairs outside for al fresco dining.There is also a large flat screen tv and dvd player in the Lounge.
All windows have blinds for easy closing and privacy and all windows are at an accessible level from wheelchairs.
The garden areas are flat with lawns.seating areas and alt drives into the properties are tarmac and level. Barbecues are available if required free of charge.
There is a service area a few hundred yards away across a small roundabout with dropped kerb edges so can be accessed by foot or wheelchair. The Service area has an off licence, small bar, restaurant, shop with several freezers and and deli, also take away meals can be purchased.
The local pub is a short 5 minute walk away in the opposite direction towards the village and serves lunch, dinner and takeaway meals which are plated up and foil topped (plates etc can be returned later or handed in to proprietor to return).A wheelchair can travel to the pub using a tarmac path from Primrose Court direct (no roads to cross).
There are frequent buses to Kendal, Penrith and Kirkby Stephen and the bus stop is located a few minutes away...... railway stations are located at Kirkby Stephen (12 miles) Kendal(10 miles) and Penrith (16 miles) and there are numerous taxis.
1 and 2 Primrose Court are positioned in one acre of well maintained gardens with shrubs and trees, close to the M6 but not noisily so and it is approximately 30 minutes from Lake Windermere 30 mins, from Lake Ullswater, 30mins from the Yorkshire Dales and 30 minutes from the seaside town of Morecambe.For shopping Kendal is 10 miles.Penith is 16 miles and Lancaster is 30 miles.
To find us from the M6 exit at Junction 38 turn right at the small roundabout and we are the first property on the right.
